Monday Morning Southern Oregon Market Brief

August 24, 2026 This week’s message is steady prices, more buyer choice, and slightly better mortgage rates. The newest local data available is mostly through July 31 and continues to show a more balanced market rather than a major downturn. Mortgage Rates The average 30-year fixed rate eased to 6.65% on August 20, down from 6.67% the previous week and 6.69% two weeks earlier. The 15-year fixed averaged 5.95%. Even a small improvement helps buyer purchasing power.

Medford Typical home value is about $412,600, up 1.0% year over year. There were 413 homes listed for sale at the end of July, with 125 new listings, and homes were going pending in about 23 days. Nearly 59% of June sales closed below asking price, showing that negotiation remains part of today’s market.

Central Point Typical value is about $423,700, up 0.8% from last year. July ended with 93 homes for sale and 33 new listings, while homes were going pending in approximately 19 days. Central Point continues to be one of the quicker-moving communities.

Eagle Point Typical home value is approximately $480,200, up 0.9% year over year. Inventory reached 107 homes at the end of July, while median time to pending improved to 26 days from 47 days in June.

Jacksonville Typical home value is about $612,300, up 2.5% year over year. July had 77 homes for sale and 16 new listings, with a median asking price around $728,000. Because Jacksonville has fewer transactions, monthly price numbers can fluctuate.

Grants Pass Typical home value is about $404,300, essentially flat at +0.2% year over year. July inventory stood at 399 homes and properties were going pending in roughly 36 days. More than half of June sales closed below asking price.

Jackson County July showed 1,128 active listings versus 922 in the comparable prior-year figure—roughly 22% more inventory. Median market time was 64 days, meaning sellers are competing with considerably more homes than a year ago.

Buyer & Seller Behavior Buyers are being more selective. With additional inventory, they can compare properties, consider condition and negotiate. For sellers, price and presentation matter. Values are generally holding, but buyers now have enough alternatives to pass over an overpriced property.
