Market Update 10/19/2026

Jackson County Inventory is about 23% above last year. Median sold price was $436,100, down roughly 4% year over year. More supply gives buyers additional selection and requires sellers to watch competition. Medford Inventory grew more than 31% year over year. Median sold price was $420,000, down about 7.2%, and median market time was 60 days. Pricing and presentation are important.

Central Point Median sold price reached $425,000, up roughly 9.7% year over year. Homes spent a median 50 days on market, making it one of the quicker local markets.

Eagle Point Active listings totaled 194, with a median sold price of $440,000 and median market time of 68 days. Buyers may have additional time to compare properties.

Jacksonville With 100 listings and 75 median days on market, Jacksonville remains a distinctive, smaller-volume market. Its $690,500 median sold price can be affected by individual sales.

Grants Pass Inventory was about 10% higher than last year. Median sold price was $403,750 and market time was 79 days, offering some buyers more time to negotiate.

Sales Pace and Buyer/Seller Behavior The earlier briefing cited Redfin reporting 240 Jackson County homes sold in September versus 246 a year earlier (about 2.6% fewer), with sales averaging 98.3% of list price. Redfin and Realtor.com use different methodologies. Buyers have more selection but face high financing costs; sellers benefit from accurate pricing, attractive presentation and responsiveness to offers. Monday Morning Talking Points
