Southern Oregon Market Update 9/14/2026

Medford Medford had 717 homes for sale in August, up 31.5% year over year. The median sold price was $435,000, up 3.6%, and median market time was 61 days. Homes sold for about 99% of asking price. Inventory has risen substantially, while prices have remained fairly resilient.

Central Point Central Point had 155 active listings, up 18.5% year over year. The median sold price was $435,000, up 5.1%, while median market time was only 44 days – about 33% faster than a year ago. Central Point continues to stand out as one of the quicker-moving local markets.

Eagle Point Eagle Point had 204 homes for sale, up 8.6% year over year, with a median sold price of approximately $548,960. Median market time was 72 days, and homes were selling for approximately 98% of asking price.

Buyers appear to have more negotiating room here than in Central Point. Jacksonville Jacksonville had 104 homes for sale, up 21.6% from a year earlier. Median market time was 77 days. The median listing price was $727,000, down 4.7% year over year, and homes sold for roughly 98% of asking price.

August sales volume increased about 6%. Buyers are still purchasing, but are taking somewhat longer to make decisions.

What Buyers and Sellers Should Know For buyers: Inventory is clearly better than it was a year ago. Jackson County has about 22% more listings and Medford about 32% more. That creates opportunities to compare homes, negotiate and potentially ask sellers for concessions. The tradeoff is financing, with mortgage rates around 6.76%.

For sellers: Homes are still selling and prices are not broadly collapsing, but buyers can afford to be choosier. Pricing a home correctly, having it ready to show and responding thoughtfully to reasonable offers are increasingly important.
