Market Update 9/29/2026

The clearest theme this morning is more choices for buyers, longer decision times in several markets, and mortgage rates moving back above 7%.

The latest September data classify Jackson County as a buyer’s market, with roughly 2,000 active listings – up 23.15% year over year. The county’s median listing price is about $540,000, and homes are taking a median 61 days to sell. Sellers are receiving about 99% of asking price on average. Mortgage Rates The average 30-year fixed mortgage was 7.5% as of September 28. The 15-year fixed rate is 7.14%. Affordability and monthly payment planning are especially important for buyers right now.

  • Medford now has 723 active listings, up 31.29% from a year ago and 2.19% from last month. The median listing price is approximately $482,500, while the median sold price is $420,000. Homes are spending about 60 days on the market. A September 25 snapshot for 97504 showed that 52% of current listings had a price reduction, reinforcing the importance of realistic initial pricing.
  •  Central Point remains one of the quicker-moving areas. Recent detailed data show 155 homes for sale, up 18.47% year over year, with a median sold price of $435,000, up 5.07%. Median market time was about 44 days, with newer September data around 50 days – still faster than Jackson County overall.
  •  Eagle Point continues to offer buyers more breathing room. Recent data show approximately 204 active homes, up 8.56% year over year. The median listing price was about $561,000, while homes were taking around 68-70 days. Recent sales averaged approximately 98% of asking price, indicating room for negotiation.
  • Jacksonville has a median listing price of approximately $777,000, down 1.77% year over year but up 3.33% from the previous month. Median market time is about 75 days. Because Jacksonville has fewer transactions, individual property characteristics and pricing can have an especially large effect.
  • Grants Pass currently has 602 active listings, up 10.16% year over year. The median listing price is approximately $549,000, while the median sold price is $403,750. Median market time has stretched to 79 days, suggesting buyers have more time and leverage.
